Sales Representative

A Real Estate Sales Representative is a person employed by a licensed Agent. The Real Estate Sales Representative acts as a representative for clients of the Agency and negotiates the sale or leasing of properties. A Sales Representative advises property owners on market conditions and takes instructions as to the terms and methods by which the property is to be sold or leased.

Real Estate Sales Representative must have a detailed knowledge of the auction procedures, property, contract and agency, laws relevant to buying, selling and leasing property as well as knowledge of the building industry, building techniques, zoning requirements and other related developments in the community.

Residential Property Management
Property Management involves securing an appropriate level of income through the renting, leasing and maintaining residential properties in accordance with the clients/owners instructions. It is a responsible job in that it involves the administration and care of real estate that is often a substantial investment (residential units, houses). A Property Manager is required to mange tenants and properties including the collection of rent, securing suitable tenants, performing regular property inspections and with the authority of the client/owner arranging necessary repairs.

Property Managers require good communication skills and must have a firm understanding of Residential Tenancy Acts, the laws governing ownership and leasing, current economic conditions and other influences that affect the market. To work as a Property Manager, you must be registered by the Real Estate and Business Agents Supervisory Board (REBA).

Auctioneering
Auctioneers are licensed persons who conduct a public sale by a process of bidding. The buyer in this case is the person who makes the highest successful offer/bid. Auctioneers must be familiar with all aspects of the property together with the procedures and custom surrounding the conduct of auctions and laws regarding conditions of sale. Auctioneers are licensed through the Court of Petty Sessions. REIWA Learning conducts various courses which provide Property Auctioneers with a basic understanding of auction preparation and processes.

Business Broking
Business Broking involves the sale of businesses. A Business Agent must be able to assess a business's market price in terms of equipment, turnover and profitability in addition to negotiation the transfer of existing or new leases. Business Agents should have a sound grounding in Law of Contract, accounting methods and the workings of a business. REIWA Learning conducts different training courses where Business Agents learn the fundamentals to successffully facilitate the sale of businesses.

Commercial Property Management (CPM)
The Commercial Property Manager is qualified to professionally manage all categories of commercial, retail and industrial properties. Commercial Property Managers prepare all advertising to attract new tenants, supervises all inspections with tenant and verify the tenant's credentials in addition to advising new tenants of their lease obligations and documentation. REIWA Learning offers three courses in commercial property management at an introduction, intermediate and advanced levels.

Commercial Property Managers handle tenant complaints and liaises with the owner on issues of concern. CPM services Notices to Quit and issues summonses for outstanding monies acting upon the owners advise. They are also required to appear in court to deal with evictions and bad debts. The Commercial Property Manager prepares the outgoing budget for each financial year, minimising costs and ensuring that authorised expenditure is paid promptly. A Commercial Property Manager must be well informed regarding: town planning and building regulations; property law (Commercial Tenancy Act); property management techniques developed from extensive training.
